We’re proud to share that Olerra Living Innovations was featured in the Littleton Independent this week in a story about how Colorado cities are responding to the state’s new housing laws. As communities like Littleton open the door for accessory dwelling units (ADUs), the spotlight is turning toward companies that are making it easier for homeowners to build quality, affordable spaces right in their backyards.
A Simpler Way to Build an ADU
As the Littleton Independent notes, Colorado’s new statewide ADU law (House Bill 24-1152) requires cities to allow ADUs in most residential zones… and homeowners are taking notice. That’s where Olerra comes in.
“Our units are built in Mexico and arrive about 95% complete,’” said Nancy Keer Armstrong, Olerra’s Marketing and PR Manager. “We handle everything — the permitting, the manufacturers, the coordination with the homeowner. And we’re the only state-approved fire-rated modular ADU in Colorado.”
Our factory-built, Colorado Department of Local Affairs (DOLA)-certified models eliminate much of the complexity that comes with traditional construction. With Olerra, homeowners can choose from three models (a 245-sq-ft studio, a 490-sq-ft unit, or a 735-sq-ft one- or two-bedroom) all built to Colorado’s toughest standards and ready in just a few months.
How Long It Takes (and Why It’s Faster)
In the article, Olerra’s founder and CEO Brad Ainslie broke down the timeline for a typical project — one of the fastest in the industry:
- Feasibility and pre-design: 2–4 weeks
- Zoning, permitting, and foundation engineering: 6–10 weeks
- Factory build: 6–8 weeks
- Site work and foundation: 1–2 weeks
- Crane set (delivery): 1 day
- Finishing touches: 2–4 weeks
Ainslie explained how Olerra maintains cost control without sacrificing quality:
“By doing almost everything in the factory, we avoid the inflated costs of Colorado field labor. Our foundations and structures are standardized, so there are no hidden complexities.”
Certified for Colorado and Built for Homeowners
Because all of Olerra’s models are state-certified by DOLA, homeowners and local planners benefit from a smoother approval process. That certification helps cities like Littleton streamline reviews as they adjust to the new housing laws and it helps homeowners get to the finish line faster.
Though Olerra hasn’t yet built in Littleton, Brad shared that the company is already exploring upcoming projects in the area.
“We’re excited to bring our first ADU to Littleton soon,” Ainslie said.
A Financial Win for Families
At Olerra, we believe ADUs are one of the smartest ways homeowners can unlock new financial potential from their properties.
“Younger families who stretch to buy a primary home, then add an ADU to rent out and ease their monthly payments. Nearly every project we’ve done appraises for more than it costs, so it’s a financial win,” said Brad Ainslie, Olerra’s CEO.
ADUs can serve as rental income, multi-generational housing, or simply flexible space for growing families… and Olerra is helping Coloradans make that possibility a reality.
